The buying process

Seven steps from pre-approval to keys

Every purchase follows the same path. You will always know where you are in the process and what happens next.

01

Get your finances ready

Start with a mortgage pre-approval, not just a pre-qualification. A pre-approval letter shows sellers you are a serious, qualified buyer, and it tells you exactly what price range makes sense before you begin touring homes.

02

Define what you want

Make a wish list, then rank it. Town, schools, commute, lot size, bedrooms and baths, age and condition. Knowing which items are must-haves and which are nice-to-haves keeps the search focused and honest.

03

Search and tour homes

With a clear budget and a ranked wish list, the search narrows fast. Susan sets up a listing search that matches your criteria, books showings, and walks through every property with an experienced eye for condition, layout, light, and true value.

04

Make your offer

An offer covers price, closing date, deposit, and contingencies. Susan compares recent comparable sales and reads the current competition to help you structure an offer that is competitive without overpaying, then negotiates with the seller's agent on your behalf.

05

Inspect the home

A thorough home inspection is about learning, not finding fault. A licensed inspector reviews the structure, roof, systems, and more. Susan helps you read the report, decide what truly matters, and negotiate repairs or a credit when issues surface.

06

Appraisal and final financing

Your lender orders an appraisal to confirm the home supports the purchase price, then issues final approval once all conditions are met. Your attorney also completes the title work. Susan keeps every part moving so the timeline does not slip.

07

Close and get the keys

Connecticut requires a licensed attorney to conduct residential closings, and buyers and sellers are each represented by their own counsel. You sign the mortgage and deed documents, funds transfer, and you get the keys. Susan walks you through closing day so there are no surprises at the table.

Where to look

Five towns, five different fits

Susan's expertise extends throughout Oxford, Seymour, Southbury, Sandy Hook, Shelton, and surrounding Connecticut communities. Each town has its own character, schools, and market rhythm. Here is a straightforward read on each.

Oxford

A rural-suburban town of about 12,700 on the Housatonic River, with its own public school district, Southford Falls State Park, Jackson Cove Park on Lake Zoar, and the Quaker Farms Historic District.

Seymour

A Naugatuck River town just east of Oxford, with Route 8 running through the valley and a Metro-North Waterbury line stop for commuters.

Southbury

Oxford's neighbor across the Southford Falls line, served together with Middlebury by Regional School District 15 and close to I-84 toward both Danbury and New Haven.

Sandy Hook

A village in Newtown known for its small-town center and leafy streets, served by the Newtown school system and close to Danbury.

Shelton

A larger city with a corporate employment base along Route 8, drawing commuters and families who want convenience without giving up Connecticut countryside.

Connecticut specifics

What buyers here should know

A few things about buying in Connecticut are worth knowing before your first showing, because they shape the timeline and the paperwork.

Attorneys handle Connecticut closings

Under Connecticut law, only a licensed Connecticut attorney may conduct a residential closing, and buyers and sellers are each represented by their own counsel. Your attorney reviews the contract and the title work before closing day.

The seller discloses in writing

Before you sign, the seller must deliver a completed Residential Property Condition Report covering the structure, systems, water, and environmental matters. Read it carefully, and ask about anything that is unclear.

Well and septic are common here

Many homes in Oxford and the surrounding towns get water from a private well and treat wastewater with a septic system, so water quality testing and septic inspections are a normal part of the process in this area.

Taxes are prorated at closing

Property taxes are divided between buyer and seller at closing, so each side pays only for the time it owns the home. Your attorney and closing team walk you through the numbers before you sign.
