Connecticut Real Estate in November
A market update on Connecticut home values, inventory, and mortgage rates this November, and what it means for buyers and sellers in Oxford and the surrounding towns.
Connecticut's housing market has had a busy year, and November is shaping up to be an interesting time for anyone thinking about making a move. Here's a look at what we're actually seeing right now, and what it means for you.
Home values across the state are still climbing. The median single-family sale price in Connecticut was around $490,000 as of September 2026, up roughly 4 to 7 percent from a year earlier, per recent market reports. Prices are holding their momentum even as the market has cooled slightly from its summer peak.
Inventory is still tight, about one and a half to two months of supply. That's far below the six months that signals a balanced market, so competition for well-priced homes remains real. Homes priced right are drawing multiple offers and selling in about a month to six weeks.
Mortgage rates are the big story for buyers. The average 30-year fixed rate was 7.18% as of Nov 5, 2026, down from 7.24% a week earlier, according to Freddie Mac. Every quarter point change affects your monthly payment, so locking in when the numbers work for you matters.
For sellers, this is still a good time to list, but the days of pricing high and waiting are over. The homes selling fastest are priced realistically, prepped, and marketed to the right buyers. That's exactly the approach I bring to every listing.
For buyers, get your financing in order before you shop. A pre-approval and a clear picture of your monthly budget let you move quickly when the right home comes along, and with rates easing, this fall-into-winter window can be a smart one.
